Rental Application Qualifying Criteria
Income: All applicants applying for
an apartment must have a verifiable source of combined gross
monthly income of at least three (3) times the monthly rental
rate. Acceptable proof of verifiable income includes two (2)
months’ most recent pay stubs with name and other relevant
information visible. For self-employed applicants, income
must be verifiable through the most recent tax return and three (3)
most recent complete bank statements with name and other relevant
information visible. Applicants without verifiable income and
two (2) months of consecutive job history will be denied.
Rental History: Applicants must have
at least 6 months of positive rental or mortgage history.
Applicants must pay balances due to other properties in full before
an applicant is accepted. Evictions are not acceptable.
First-time renters or non-verifiable rental history may be subject
to additional requirements and deposits.
Credit Check: A complete check of
credit history will be made. A point system will evaluate all
applicants’ credit.
Identification: All applicants
must present a valid driver’s license or other government-issued
photo identification and a United States government-issued Social
Security number.
Criminal: Applicants who have
been convicted of a felony, received deferred adjudication, or have
been arrested for a felony pending final adjudication are not
accepted and will be denied. Applicants with misdemeanors
against persons, property, prostitution, DUI, DWI, and drugs will
not be accepted.
Age: All heads of household must be
at least 18 years of age unless family status applies. All
persons age 18 or older who will occupy the apartment must be
listed as leaseholders.
Occupancy: Maximum of 2 persons per
bedroom allowed.
Note: If a child under twenty-four (24) months becomes a household
member, that child will be considered an infant, not an additional
person in the unit. A child twenty-four (24) months of age or
older will be regarded as an additional person in the unit under
the two (2) person per bedroom occupancy requirement. If a
child occupying the unit reaches the age of twenty-four (24) months
during the lease term, the tenants in the unit will be allowed to
complete the lease term but will be required to relocate to a
larger unit or vacate at the end of the lease term.
Rental Application: Each applicant
must complete a separate rental application online for a one-time
non-refundable fee, including guarantor applicants.
After approval of all applications, all applicants must sign the
lease in person before moving in. Guarantors must complete
and sign a lease guaranty agreement in person before applicants
move in.
Pet Policy: Equimax Management allows
cats and large dogs; breed restrictions do apply. A deposit
and a non-refundable pet fee are required, and all pets must have
written proof of a current license and immunization before moving
in. Limit two pets per apartment home.
Applicants are evaluated on the above criteria and the Resident
Qualifying Criteria. In addition, each applicant must qualify
according to our rental history, income, credit report, and
criminal history criteria. Applicants failing to meet our
criteria may be rejected or required to submit an increased deposit
or may be asked to provide a guarantor.
