Qualifying Criteria

RENTAL APPLICATION QUALIFYING CRITERIA
 
Rental Application: All applicants aged 18 or older and guarantors must complete a separate rental application online and pay a one-time application fee. The application fees are non-refundable, regardless of the circumstances. Therefore, applicants must carefully review the Rental Application Qualifying Criteria before submitting an application. All individuals aged 18 or older who will occupy the apartment must be listed as leaseholders.
Once all applications are approved, all applicants must sign the lease in person before moving in. Guarantors must also complete and sign a lease guaranty agreement in person before the applicants move in.

 Multiple Applicants Denial: If multiple applicants apply jointly and one applicant’s application is declined for any reason, the entire application for all applicants will be deemed declined, and no applicants may reapply.  All application fees are non-refundable.

 Identification:   All applicants must present and upload a valid, current government-issued photo identification with their online application.  Below is the list of acceptable documents:
  • U.S. driver’s license
  • U.S. State-issued identification card
  • U.S. military identification card
  • Passport
  • National identification card (must show photo, name, current address, date of birth, and expiration date)
  • Visa
  • U.S. Citizenship and Immigration Services (USCIS) Form I-551 permanent resident card
  • Foreign driver’s license
  • Foreign military identification card
Applicants must provide a Social Security Number (SSN) or Individual Tax Identification Number (ITIN) when applying.

Income/Employment:  Applicants must have a combined verifiable gross monthly income that is at least three (3) times the monthly rental rate. Acceptable proof of verifiable income includes two (2) months’ most recent pay stubs with the name and other relevant information visible. For self-employed applicants, income must be verifiable through the most recent tax return and the three (3) most recent complete bank statements with the name and other relevant information visible.
 
Rental History:  Applicants must have a minimum of 6 months of verifiable and satisfactory rental or mortgage payment history. Any outstanding balances owed to other properties must be fully settled before an applicant can be accepted. Applicants must not have a history of evictions. First-time renters or applicants without verifiable rental history will be required to pay an additional deposit.
 
Credit History:  Each applicant will undergo a credit screening to generate a rental score. This score is calculated by examining the information in each applicant’s consumer credit report, which includes their payment history, bankruptcies, number and types of accounts, collection activities, outstanding debt, and credit inquiries.  Applicants with limited or negative credit history may be required to pay an additional deposit.
 
Criminal History:  Each applicant will undergo a criminal background check. Applicants with felony convictions, deferred adjudication, or arrests for pending felony adjudication, as well as misdemeanor convictions for crimes against persons or property, drugs, crimes of a sexual nature, assaults, battery, arson, weapons, terrorism, burglary, and theft, will not be accepted and will be denied.

Guarantor:  A guarantor may be considered if the applicant does not have sufficient qualifying income.  The guarantor must meet all qualifying criteria listed above and have a gross monthly income of at least five (5) times the monthly rental rate. Guarantors are responsible for all lease obligations, including the entire rent and other costs, such as damages, even if you have roommates.
 
Occupancy Guidelines:  The maximum occupancy is 2 persons per bedroom. Children under twenty-four (24) months are not counted as additional persons, but children older than twenty-four (24) months are. If a child turns 24 months old during the lease, tenants must relocate to a larger unit or vacate at the end of the lease.
 
Pet Policy:  A maximum of two (2) pets per apartment will be permitted with a signed Animal Addendum. Dogs and cats are welcome, but exotic animals are not allowed. There is no weight limit; however, breed restrictions do apply. Please refer to the pet policy for the list of restricted breeds. A pet deposit and a non-refundable pet fee are required. Before moving in, all pets must have written proof of a current license and immunization.

I acknowledge that I have had the opportunity to review the rental application qualifying criteria mentioned above. Applicants who fail to meet the criteria may be rejected, required to submit an increased deposit, or asked to provide a guarantor. I understand that if I do not meet the qualifying criteria or if I provide inaccurate or incomplete information, my application may reject my application, and my application fee will not be refunded.
